If you've been thinking about selling your home — whether you're in Pasadena, Whittier, Long Beach, or anywhere across Los Angeles County — one of the first questions I hear is: "When should I actually list?"
It's a fair question. Timing matters. But the honest answer is more nuanced than "spring is the best time." The truth is, the best time to sell depends on a combination of market conditions, your personal situation, and — most importantly — how well your home is prepared and priced.
That said, there are real seasonal patterns in California that are worth understanding. Let me walk you through them.
Spring: The Traditional "Peak" Season
There's a reason spring gets the most attention when it comes to home sales. From roughly March through May, buyer activity tends to pick up significantly across Southern California. Families with school-age children want to close before summer so they can settle in before the new school year. The weather is pleasant, homes photograph beautifully with blooming gardens, and people generally feel more motivated to make big decisions after the slower winter months.
In higher-demand areas like Glendale, Arcadia, and Monterey Park, I've seen spring listings attract multiple offers within the first week. When inventory is low and motivated buyers are competing, sellers often benefit from stronger offers and fewer concessions.
If your home is market-ready and you have flexibility in timing, late February through April is often worth targeting.
Summer: Still Active, But Shifting
Summer in California can be a mixed bag. June and July tend to stay active — buyers who didn't find something in spring are still searching, and relocation buyers (people moving to LA for work) are often on tight timelines and ready to move quickly.
By August, things tend to slow. Heat, vacations, and back-to-school prep pull buyers' attention away. That doesn't mean you can't sell in August — I've helped sellers close strong deals in summer across Riverside and San Bernardino — but you may need to be more strategic with your pricing and marketing to stand out.
Fall: The Underrated Window
Here's something I tell a lot of my sellers: don't sleep on fall.
September through early November can actually be an excellent time to list, and it's often overlooked. Why? A few reasons:
- Less competition. Many sellers assume fall is too late and wait until the following spring. That means fewer homes on the market — and less competition for yours.
- Serious buyers are still active. People browsing in October aren't just curious. They have a reason to buy, and they're motivated.
- The weather in Southern California is still beautiful. Unlike sellers in colder states who deal with gray skies and bare trees, a home in Montebello, Whittier, or Torrance can still show beautifully in October.
If your home isn't quite ready in spring, don't panic. A well-prepared fall listing can absolutely perform.
Winter: Slow, But Not Dead
December and January are generally the slowest months for home sales in California. The holidays bring distraction, and many buyers and sellers put decisions on hold until the new year.
That said, there's a silver lining: the buyers who are out there in December are serious. They're not window shopping. They may be relocating for a job, dealing with a life change, or have a lease ending — and they need to move. Sellers who list in winter face less competition, and motivated buyers don't always negotiate as aggressively as spring shoppers who have fifteen other options.
If you're dealing with a time-sensitive situation — a probate sale, a foreclosure concern, or a trust property that needs to be sold — waiting for "perfect timing" isn't always the right move. In those cases, preparation and strategy matter far more than the month on the calendar.
What Actually Matters More Than the Season
I want to be honest with you: I've seen beautifully timed spring listings sit for 60+ days, and I've seen January listings go over asking price. Timing is one piece of the puzzle. Here's what I believe matters just as much — if not more:
Pricing it right from the start. Overpricing is one of the most common mistakes I see across LA County. A home that's priced just slightly above market can sit, accumulate days on market, and ultimately sell for less than it would have at the right price from day one.
Presentation. Professional photography, clean staging, and a well-maintained home signal to buyers that this property has been cared for. First impressions — especially online — make or break whether someone even schedules a showing.
Your marketing reach. Listing on the MLS is just the beginning. Your home needs exposure across digital platforms, social media, and to buyers' agents who have active clients. A passive listing strategy rarely delivers the best outcome.
Your agent's negotiation skills. The offer you accept matters, but so does everything that happens after — inspections, appraisals, contingencies, and closing timelines. This is where experience counts.
Your Personal Situation Comes First
Beyond seasons and market trends, the best time to sell is when it makes sense for you.
Are you dealing with a life transition — a divorce, a loss in the family, an inheritance, or a financial hardship? Those timelines don't always align neatly with spring listing windows, and that's okay. I've helped sellers navigate probate properties, short sales, and trust sales across Los Angeles, Orange County, Ventura County, and the Inland Empire — and in every case, the most important thing was having a clear plan, not a perfect calendar date.
If you're facing foreclosure or a notice of default, for example, waiting until spring to list could cost you options you have right now.
