homenest.house ("HomeNest," "we," "us") is the website of Suzanna Saharyan, a REALTOR® with CENTURY 21 Realty Masters, 2901 W Beverly Blvd, Montebello, CA 90640 (California DRE #02192621). Suzanna is responsible for the personal information collected through this site.

Norvan Technologies, Inc. builds and runs the website and Suzanna's lead system as her service provider. Each CENTURY 21® office is independently owned and operated.

Information you give us

• Contact form: your name, email, phone number (optional), what you are looking for, and your message.
• Market analysis request: your name, email, phone number (optional), the best time to reach you, the property address and ZIP code (optional), notes about the home, and the estimate the home value tool showed you.
• Conversations with Nadia: the messages you type in the website chat, what you say in a voice chat, and messages you send to Nadia on WhatsApp. See Nadia, the AI assistant.

Information collected automatically

• A visit ID. Your browser keeps a random ID in session storage so we can group the pages of one visit. It is deleted when you close the tab. If you arrive from a link with campaign tags (UTM codes), those are kept the same way.
• Visit details: the pages you view, which tools and buttons you use, the page that referred you, your device type (phone, tablet or computer) and your screen width.
• When you send a form: your browser type, the referring page, and a one-way hash of your IP address. We do not store the IP address itself with your request.
• Server logs: our hosting provider keeps standard logs, including IP addresses, to run and protect the site.

The site does not set cookies, and it does not load advertising or third-party analytics trackers such as Google Analytics or the Meta Pixel.

• To answer you and provide the real estate services you ask for. Requests sent through this website are answered by Suzanna personally, by phone, text or email. We do not use automated or AI calling to contact people who reach us through the website.
• To let Suzanna follow up: your request goes into her lead system, and if you give your details to Nadia, Nadia sends your name, phone number and email to Suzanna on WhatsApp.
• To understand which pages and tools are useful and improve the site.
• To keep the site secure and filter out spam.
• To meet legal duties, including real estate record-keeping rules.

We do not sell your personal information, and we do not share it for targeted advertising across other websites.

Nadia is an AI assistant, not a person. She answers general questions in English, Spanish, Russian and Armenian and can pass your details to Suzanna. Suzanna herself works in English, Russian and Armenian.

• Website chat: your messages are processed by ElevenLabs and the AI model it uses, and we save the chat transcript.
• Voice chat: your voice is processed by ElevenLabs in real time and may be recorded and transcribed to answer you. We save the start and end time of the call. Your browser asks for microphone access first.
• WhatsApp: messages to (802) 222-8803 are handled by Nadia through WhatsApp, which is operated by Meta, and by ElevenLabs.

Nadia can make mistakes. Please don't share sensitive details such as Social Security, bank or health information with her. To reach a person, call or text Suzanna at (323) 472-7059.

We use these service providers, which process information for us to run the site:

We may also share information with CENTURY 21 Realty Masters, Suzanna's brokerage; with others involved in your transaction when you ask us to, such as lenders, escrow and title companies, or another agent; when the law requires it or to protect rights and safety; and as part of a sale or transfer of the business.

• Contact requests and the details you send us: three years after our last contact with you. If you become a client, transaction records are kept for at least three years, as California law requires.
• Chat transcripts: 24 months.
• Visit details: 24 months.

After that, we delete the information or keep it only in a form that no longer identifies you.

• See, correct or delete your information. Ask by email at suzannarealtor@gmail.com or by phone at (323) 472-7059. We confirm it's you by matching details you gave us, such as your email or phone number, and we answer within 45 days.
• Stop calls and texts at any time: tell Suzanna, or reply STOP to a text.
• California residents also have the right to know what we collect and why, to opt out of the sale or sharing of personal information (we do neither), to limit the use of sensitive personal information (we don't use it to infer anything about you), and not to be treated differently for using these rights. You can use an authorized agent to make a request.
• Direct marketing by others. We don't share personal information with third parties for their own direct marketing (California Civil Code §1798.83).

We don't track visitors across other websites, so a browser's Do Not Track signal doesn't change anything here. We treat a Global Privacy Control signal as a request to opt out of the sale or sharing of your information, which we don't do in any case.

This site is for adults buying or selling homes. It is not directed to children under 16, and we don't knowingly collect their information. If you believe a child has sent us information, contact us and we'll delete it.

The site uses encrypted connections (HTTPS), our database is access-controlled, and IP addresses are stored with requests only as one-way hashes. No method of storing or sending information is completely secure, so we can't guarantee absolute security.

Links to the CENTURY 21 listings site, social networks and WhatsApp lead to services with their own privacy policies.

When we change this policy we update the date at the top. For significant changes, we will also note the change on the website.
